Three Great Ways to Avoid Wet Basements

Having a wet basement is one of the worst things that could happen to your home. It not only gives off a terrible smell, but it could also encourage the growth of molds and mildew, which can be harmful to your family’s health. The hard truth is that wet basements have been plaguing 60% of homeowners in the U.S. based on the survey done by the American Society of Home Inspectors. Of this percentage, more than a third of them will most likely have basement molds.

The good news is that you do not need to spend an arm and leg to stop your basement from getting wet. You can fix the wet basement problem by simply following the methods provided below.

1. Get Rid of Condensation Problems

Condensation can take the form of wet spots or droplets on basement walls and floors. When moist air comes in contact with cool walls and un-insulated pipes, it results to the dampening of flooring and making the basement sweaty. If you notice these signs in your basement, it is time to do a diagnostic test.

How to check: Tape a piece of foil onto a damp spot and keep it there for 24 hours. After the time has lapsed, check the foil for signs of moisture. If there is any, then it means there is water seeping in.

How to get rid of condensation: Open windows and run heavy-duty fans. If you have a dehumidifier, turn it on. In the winter months, turn on the heater in the basement and provide insulation for cold-water pipes. Adding waterproof coating to walls is also a good idea to keep them from dampening.

2. Get Rid of Runoffs

A runoff is an overflow of water caused by too much rainwater or melted snow that does not get drained properly.

How to check: If you notice basement walls and floors are wet after rain or melting of snow, then this is a good indicator of a runoff.

How to get rid of runoffs: The first thing you need to do is to look for possible cracks in the basements and cover them. Also, check the driveway for unsealed cracks and seal them as well. Proper channeling of swales on the ground can also prevent runoffs, so make sure you follow this and check for possible clogs in your swale. You should also clean gutters and ensure that they are functioning well because clogged and overflowing gutters are one of the major causes of wet basements.

3. Locate Groundwater Problems

Getting wet basements even when there is no condensation, rain, or melted snow could only mean that you have groundwater problems that need to be addressed immediately.

How to check: The most accurate way to check if you have a groundwater problem is by determining whether your area has a high water table or has a water source underneath. You can check with the local government or your community developer for information on this.

How to get rid of groundwater problems: The best way is to get a contractor to create a sump and a sump pump but this will cost you at least few hundred dollars. If you do not want to spend this much, you can always add absorbent clay to the soil for better absorption of water.

Freeze Drying Wet Papers and Books

Drying Books and Papers with Your Freezer

After a flood you may be left with valuable documents and books that need drying and cleaning. The most common method of drying paper is to simply lay the items out in a dry place where they will air dry. But if you have documents where the water has already begun breaking down the paper, air drying may take too long to prevent further damage. In such a case you can use your freezer to speed the drying process and prevent any further damage.

The Process

Start by placing items in sealed plastic bags. Use separate bags for each item otherwise multiple items will freeze together and damage one another during the freezing process. Place your plastic bags in your freezer and let them sit for a couple of weeks. During the initial stages of the freeze the damage to the paper ceases.

After a couple of weeks take your items out other freezer, remove them from the bags, and set them on a towel in a dry, well ventilated space. As they thaw flip them over every ten minutes or so in order to allow the towel to absorb any remaining moisture. Once completely thawed, leave the items on the towel until they are thoroughly dried. Overnight will probably be sufficient for single pieces of paper; books may take days or weeks depending on their size and thickness.

Since paper tends to retain a musty odor even after it dried, you may want to put your dry papers into a cardboard box along with an open box of baking soda. The baking soda will absorb most of the odors within a couple of days. Just be careful that the baking soda never comes in direct contact with the paper.

Spring Storms Are Problematic For Basement Flood Damages

Storms That Cause Wet Basements

Natural calamities can strike anytime and bring disaster to many homes. As these are uncontrollable forces of nature, the best thing you can do is to prepare for whatever havoc it may bring to your household. The part of your house that is apparently one of the most affected is the basement. The worst that can happen to your basement is when it gets penetrated with waters caused by natural calamities. Two most common catastrophes that bring contaminated water to your basement are heavy rainfall and thunderstorms.

Heavy Rainfall or Rainstorm

A heavy rainstorm can definitely cause wet basements, especially to houses in the low-lying urban areas. A rainstorm is characterized by heavy outpouring of rain for a duration of time. A short duration of heavy rainfall is probably not as bad as a prolonged duration of light but constant rainfall. The reason for this is that your basement is more prone to severe damage when the instance of rainfall persists for a number of days or weeks. Moreover, you cannot start cleaning up your basement unless the rain stops pouring, not to mention the time you need to wait for the flood waters to subside and dry up. This makes it easy for contamination of mold, bacteria, and other germ-carrying microbes to thrive and populate rapidly.

Thunderstorms

Thunderstorms are accompanied by heavy gusts of wind and heavy downpour of rain but this type of natural disaster does not last long. Nevertheless, an instance of thunderstorm still causes your basement to become wet. Floodwater is easy to penetrate the basement because it is obviously the lowest portion of the house. A house that is situated at an elevated portion of the area may not really experience the complete damage that thunderstorm can bring to the basements of houses.

Houses in plain areas would have to bear an even greater damage not only to wet basements but also to the living room of the house. Heavy outpouring of rain during a thunderstorm can cause the waters to rapidly rise, affecting not just the basement but the house flooring.

Sewage Pollution

This is not a natural disaster but it is one of the common results of such calamities. In the urban area, for example, sewage water from the main sewage system may back up due to an overwhelming downpour of nonstop rain. The sewage backup can occur into the homes and cause significant damage. Since most pipe fixtures can be found in the basement, a possible sewage back up may occur in the basement. So, checking your basement every now and then for any probable problems is a wise thing to do, particularly during instances of heavy rainfall and thunderstorm.

Flood Insurance May Be More Economical Than You First Imagined

Finding your home flooded can be a devastating event for any homeowner to undergo. It can cost thousands of dollars in repairs and restoration fees. But luckily, you can prevent paying an arm and a leg for damages by purchasing flood insurance for your property. Contrary to the popular belief of many, homeowners insurance does not cover flood damage. So if you live in an area that is more prone to flooding, it is a good idea to begin looking into flood insurance if you have not already done so. This can save you thousands of dollars in fees after sustaining flood damage to your home, and it will lessen the amount of stress you’re under because you know that you will be taken care of.

Now, residents that live in low-risk areas can also purchase flood insurance for their home. This can only be done if your community is registered with the NFIP though. Being prepared for a flood to occur on your home is not only a good idea because it will keep your family safe throughout the disaster, but it will also minimize the risk of further damage being sustained to your property and accelerate the cleanup effort that will be in effect.

It is important to know what is, and what is not, covered with home flood insurance. Anything that is caused by direct flooding will be covered by your plan. Say that your sewer has backed up and you need assistance with the cleanup effort. Unless this was directly caused by a flood, than chances are that the flood plan will not cover it. For a home, the insured building and its foundation will be covered under your plan. Electrical and plumbing systems, furnaces, water heaters, carpeting, paneling, wallboard, window blinds, and built in appliances will also be covered under your specific plan.

There are also other contents of your home that will be covered such as personal belongings (clothing, furniture, electronics), curtains, portable and window air conditioners, microwave ovens and portable dishwashers, clothing washers and dryers, food freezers, and other certain valuables that may include artwork and furs.
Now for what is not covered, this can include a wide array of things that were not directly caused by flooding issues. This can include damage caused by mold or mildew, currency, jewelry, and valuable documents, trees, plants, septic systems and decks, temporary housing, financial losses, and cars and their parts.

Basements are also subjected to flooding, but this is not always included in your plan depending on the flood risk of your area. You can purchase a more intensive plan that can cover your basement, although it may be a good idea to talk to an insurance adjuster before you make these decisions. Flood insurance is an important factor in the aftermath of flood damage. It can save you a large chunk of change in the long run, and can help your home get back to its former state more quickly after being ravaged by water.

Midwest & East Coast In for a Cold New Year

If you are a resident of any states on the Eastern Coast, in the Midwest, or in the Northeast, than you are more than likely going to experience a frigid and rainy beginning to the New Year. The National Weather Service is predicting that two storm cells will collide and create one large cell, which will make its way along the eastern seaboard. This will create wet and cold conditions going into 2014. Rain is expected across Interstate 95 on Saturday evening, and this rain will continue into Monday. The storm will then move into the Northeastern states on Saturday. The panhandle of Florida will experience strong rain and wind gusts as the storm moves onshore. Any residents living in the southern states can also expect heavy rain conditions with precipitation totals expected to be about an inch.

A cold front will make its way across the Ohio Valley, where it will collide with another storm cell. This will add to the storms already powerful surge, and the storm will then move to the coast of New Jersey. Sunday morning, the storm is predicted to move through New England and into Canada. The air will be relatively mild, which means that any major cities along the coast can expect rainfall instead of snow accumulations. These totals could be an inch to 1.5 inches. The major cities that will be affected are New York, Washington D.C, and Boston and it will take place on Monday morning.

The frigid air will stay in upstate New York and Northern New England. Albany, Augusta, Burlington, and Glen falls will see most of the snowfall, with up to several inches of heavy accumulation being predicted. Luckily for residents of these states, the storm will make a swift exit into the Canada Maritimes. The storm will strengthen as it moves into Canada, with wind gusts of 30 to 45 mph being expected. Because this storm will not make its way into the affected states for a few more days, some changes in the system may take place. Stay tuned to your local weather authority for any updates that may occur within today and the expected time frame.

Spring Home Improvement Tips To Keep Your Basement Dry

The warm weather is a great time to get started on cleaning your yard and helping reduce the potential of having any basement water problems this summer.  There are a number of things every homeowner can do during the spring time to help ensure you dont have a flooded basement problem when the rain storms begin.  The best place to start is to carefully inspect your roofing, gutters and downspouts to make sure they are free from debris, leaves, sticks and dirt (anything that may obstruct water).  Once you have visually inspected these items you should set your gutters and downspouts to push water away from your property, so making sure there are no lose connections where water may escape will help. Your landscaping can actually be a great asset in reducing your basement water problems. Making sure that the ground slopes away from the foundation and there are no large gaps where water may try to pool is also necessary. On the inside of your home, dont forget about your sump pump. Sump pumps work to pull the water that may be under your basements foundation and disburse this into a drain that heads out to the sewer system. Sump pumps are key defense items in preventing basement water problems, make sure that their is no debris or roots blocking the pumping system and that the motor is starting.
